Pricing

Priced by door.
Never by seat.

One monthly price that includes a generous block of doors, and a simple per-door rate beyond it. No per-seat charges, no feature gates, and nothing that asks you to move your accounting.

A coordination hire runs a management company somewhere near $73,000 a year. Every price below is on the same page as that number — not on the same page as another software subscription.

Your coordination line today

$42,700/mo

$115.41 per door, per month

These are your numbers, not ours — edit them. The defaults start from published US averages: roughly 54 doors per operations employee, and a fully loaded coordination seat near $6,100 a month.

At your numbers, Operate costs less than one of those seats until about 1,742 doors.

Autopilot — where we run the work instead of your staff — costs less than one seat until about 677 doors.

Where it goes from here

Autopilot is the top of the published ladder. Past 800 doors we stop quoting a rate and write the agreement around your portfolio instead.

Autopilot

The tier where the work
stops being yours.

For teams who want the work done — not another tool to do it with. Built to replace coordination headcount.

Layer and Operate change what your team works with. Autopilot changes what your team works on. It is the only tier where the answer to “who is handling that?” is us, in writing, with a name attached.

We run the workflows

Leasing follow-up, maintenance dispatch, renewal chases, owner reporting. Not a tool that helps your coordinator — the tier where the coordinating is ours.

Written response-time SLAs

Committed in the agreement, not implied by a marketing page. You have something to hold us to, and something to show an owner.

A named account lead

One person who knows your portfolio, your markets and your standards — not a rotating queue and not a chatbot.

Always a person to escalate to

When something matters more than the process, the path to a human is defined in advance rather than discovered during the incident.

A quarterly business review

What we ran, what it cost you, what it caught, and what we are changing next quarter. In writing.

Side by side

The difference is not features.
It is who does the work.

Every tier carries everything below it. What changes as you move up is how much of the day-to-day your people are still holding.

What each tier includes, with the base price and per-door rate for each.

How door billing works

The rule, in full.

Most of this category is vague about what a unit is, because vagueness bills better. Here is the entire definition, quoted rather than summarised.

A door is one unit under an active management agreement on the first of the month, including vacant units and units in turnover. Doors added mid-month are billed from the following cycle, and doors you release come off the same way. You are never charged for a unit you no longer manage.

Counted on the first. Whatever is under an active management agreement that morning is what you pay for — including vacant units and units in turnover.

Added mid-month, billed next cycle. Take on a building on the 12th and nothing changes until the following invoice. No proration maths, no surprise line.

Released mid-month, off next cycle. The same rule in reverse, applied the same way — because a rule that only runs in our favour is not a rule.

Occupancy is irrelevant. We never look at whether a unit is rented. You are billed for what you manage, not for how well the market is treating you.
