Privacy Notice

What we collect, and what we won't.

Lucent gathers only what is needed to operate the platform — to verify identity, deliver service, and protect the people on every side of a property. Below is what we collect, why, who we share it with, and the rights you have over it.

The short version

We collect the information needed to run the Lucent platform — identity, application, stay, and payment data. We use it to provide service, verify identity, prevent fraud, and meet legal obligations. We share it only with the service providers who help us operate, with the property owner whose home you occupy, and where law requires. We do not sell personal information.

I.Scope

About this notice.

This notice describes how Lucent Property Group, Inc. (“Lucent,” “we,” “us,” or “our”) collects, uses, shares, and protects personal information when you visit our website, apply to become a Member, book a stay, list or operate a property, work with us as a partner, or otherwise interact with Lucent.

It applies to every Lucent surface — the marketing site, the member and operator portals, our mobile experiences, and our communications. Specific Residency, Owner, and Partner agreements may add to this notice for those audiences; nothing in those agreements reduces the rights described here.

II.Information collected

What we collect, by category.

The categories below describe everything personal we hold. Where information is supplied to us by a third party (for example, a screening report), we treat it under the same standards as information you give us directly.

  • Identity

    Name, email, phone, hashed password, profile photo if you upload one. We collect this to create your account and authenticate you.

  • Application

    What you provide when applying for residency, ownership services, or a partner role — government-issued ID, date of birth, residency history, employment, income verification, ownership documents, and screening consents.

  • Stay & property

    Booking dates, properties viewed, residency agreements, occupancy details, maintenance requests, and any conversation transcripts you have with our concierge or AI assistants.

  • Payment

    Handled by Stripe. We do not store full card numbers — Stripe issues us a token, the last four digits, expiration, and billing address. Bank data for ACH is held by Stripe and never reaches our servers.

  • Communications

    Emails, in-platform messages, and support requests you send us, plus our replies. We keep these to provide service continuity and resolve disputes.

  • Device & usage

    IP address, browser type, pages viewed, referrer, and basic analytics. Used to keep the platform running, prevent fraud, and improve the experience.

  • Location

    Approximate location derived from IP, plus standard map tiles rendered by Mapbox. We do not collect precise GPS location unless you turn on a feature that explicitly requires it.

III.Use

How we use what we collect.

We use personal information only for these purposes:

  • Operating Lucent. Creating and maintaining your account, processing applications, delivering stays, managing residencies, dispatching maintenance, and handling payments.
  • Verification & screening. Confirming identity and running credit, background, and rental-history checks for residency applicants — with your written consent.
  • Safety & fraud prevention. Detecting suspicious activity, protecting property and people, and enforcing our Terms.
  • Communication. Sending transactional notices (booking confirmations, receipts, statements) and — only if you opt in — newsletters or updates.
  • Improving the platform. Aggregated and de-identified analysis to make Lucent better.
  • Meeting legal obligations. Tax, fair-housing, anti-money- laundering, and other regulatory requirements.

We do not sell personal information. We do not rent it. We do not share it with data brokers or advertising networks. We do not use your information to train third-party AI models without an explicit, informed opt-in.

IV.Sharing

Who we share information with, and why.

Lucent works with a small set of vetted service providers (subprocessors). Each is contractually bound to use information only to perform services for us and to maintain confidentiality and security at least as strict as our own.

  • Stripe

    Payment processing for stays, deposits, refunds, and recurring charges.

  • Postmark

    Transactional email — confirmations, receipts, and account notices.

  • Mapbox

    Map rendering for property locations and neighborhood context.

  • Supabase

    Database, authentication, and storage infrastructure for the Lucent platform.

  • Screening vendor

    Credit, criminal background, and rental-history checks for residency applicants — only with your written consent during application.

  • AI providers

    Underlying language models that power the Lucent concierge and any AI-assisted features. Conversations may be processed by these providers under contractual confidentiality.

  • Hosting & observability

    Standard cloud infrastructure and error-monitoring tools used to keep the platform secure and operational.

Property Owners.When you stay at or apply to a Lucent-managed property, we share with the property's owner — which may be Lucent itself or a third-party owner whose property we manage — only what is needed to provision your stay or evaluate your application.

Legal & safety. We may disclose information to comply with legal process, enforce our Terms, prevent fraud, or protect any person from imminent harm. Where the law allows, we will tell you before we comply with a subpoena or government request.

Successors. If Lucent is acquired, restructured, or merged, your information may transfer to the successor entity. The successor is bound by this notice or one materially equivalent.

V.Your rights

The rights you have over your information.

No matter where you live, Lucent honors a single set of universal rights over your information:

  • Access. Request a copy of the personal information we hold about you.
  • Correct. Ask us to fix anything inaccurate or incomplete.
  • Delete. Ask us to delete information we no longer need to retain. Some records (tax, fair-housing, anti-fraud) are kept by law.
  • Port. Receive a copy of your information in a portable, machine-readable format.
  • Opt out of marketing. Unsubscribe from newsletters or updates at any time. Transactional notices (receipts, statements) cannot be switched off while your account is active.
  • Withdraw consent. For processing that relies on your consent (such as screening), withdraw it at any time — though doing so may end the service it was supporting.

To exercise any of these, write to privacy@lucentpropertygroup.com. We respond within 30 days. We may need to verify your identity before fulfilling a request — this is to protect you from impersonation.

If you are a California resident, you have additional rights under the CCPA and CPRA, including the right to know what categories of information we have collected and the right to non-discrimination for exercising any privacy right. All of those rights are honored above. To exercise them, use the same address.

VI.Retention

How long we keep what we hold.

We keep personal information only as long as needed for the purposes above, then delete or anonymize it. Specific schedules:

  • Account data. For the life of your account, plus seven years after closure to satisfy tax and legal-hold obligations.
  • Application data. Three years after a final decision; longer if the application became an active residency.
  • Booking and stay records. Seven years (tax and legal hold).
  • Screening reports.Retained per FCRA and our screening vendor's contractual schedule, then purged.
  • Marketing preferences. Until you opt out.
VII.Security

How we protect what we hold.

We use industry-standard safeguards: encrypted transport (TLS) on every connection, encryption at rest in our database, role-based access controls, database-level row-level security, and audit logging on sensitive actions. Our staff receive only the access required to do their jobs.

No system is perfectly secure. If we learn of a breach that compromises your information, we will notify affected users in the manner and timeline required by applicable law — without waiting on legal cover that delays your ability to protect yourself.

VIII.Cookies

Cookies & similar technologies.

We use a small set of essential cookies for authentication and security, plus privacy-respecting analytics that help us understand how the platform is used in aggregate. We do not use cross-site advertising trackers and we do not permit third-party analytics to identify individual users.

You can manage cookies through your browser settings. Disabling essential cookies will prevent you from staying signed in.

IX.Children

Children's information.

Lucent is intended for adults — anyone using the platform must be at least 18. We do not knowingly collect personal information from children. If you believe a child has submitted information to Lucent, contact us at privacy@lucentpropertygroup.com and we will delete it.

X.Changes

When this notice changes.

We update this notice when our practices change. For material changes, we update the effective date at the top, post a summary of the change on this page, and notify active Members by email at least 14 days before the new version takes effect. Continued use of Lucent after the effective date is acceptance of the revised notice.

When a privacy commitment would be inconvenient, we hold it anyway.
