Development
We acquire land, secure approvals, design, build and bring homes to market through one in-house process. Each phase is visible, from the first site visit to the finished community.
The product follows the site. We match what we build to what the land, the zoning and the neighborhood can support.
Apartment and condominium buildings on sites where the zoning and the surrounding streets support them.
Attached homes with their own entrances, a scale that often fits between single-family streets and larger buildings.
Detached homes, built individually or as a planned community.
Homes designed and built to be rented and looked after over the long term, rather than sold.
Residential buildings combined with ground-floor commercial space where a neighborhood can use it.
Every project moves through the same seven phases. Select a phase to see what happens in it.
Phase 1 of 7
What happens
Securing the right site, on the right terms.
We source and evaluate sites, test the numbers and the risks, and negotiate terms that leave room to adapt as we learn more.
Phase 2 of 7
What happens
Zoning, approvals and community engagement.
We work with the municipality and the neighborhood on zoning and approvals, so that what we plan to build is something the site can support.
Phase 3 of 7
What happens
Architecture, engineering and product definition.
We define the product and bring in architects and engineers, balancing livability, buildability and cost.
Phase 4 of 7
What happens
Permits, bidding and buyout.
We secure permits, bid the work to qualified trades and settle scope and cost before ground is broken.
Phase 5 of 7
What happens
Vertical construction, managed daily.
Construction is managed day to day against schedule and budget, with regular reporting from site.
Phase 6 of 7
What happens
Bringing homes to market.
We bring finished homes to market for sale or lease, depending on the plan for the project.
Phase 7 of 7
What happens
Stewardship of the finished community.
For what we hold, we look after the property and its residents for the long term.
Every site and every owner is different. These are the structures we usually discuss. We agree the details in writing, and they differ from project to project.
You sell the property to us. We explain what we would build there and agree terms and timing directly with you.
You contribute the land and keep an interest in the project while we develop it. How decisions and results are shared is agreed in writing.
We take the site through zoning and approvals together with you, and agree in advance what happens once approvals are in place.
Builders, architects, engineers and consultants who want to work on our projects can introduce their firm and prequalify.
Tell us about it. We will explain what we need.
